The Village of Talybont is on the A496 between Barmouth and Harlech. The gardens of Talybont B & B are situated on the River Ysgethen south of the village. The B & B has four letting rooms consisting of 2 Doubles, 1 Family and 1 Twin room.

The driveway is approx 40 yds. from the main road and sweeps around to the left into a private car park. Most of the car park is laid to tarmac where as the remainder is gravel.

· There is 1 step (6ins/15cm deep) through the Main Door which is (32ins/82cm) wide into a large hallway. Breakfast Room is on the ground floor.

· Both Ground Floor Bedrooms have Double Beds plus a Full sized Bath (23ins/58cm) high with Shower Screen and Mixer Shower over the Bath

· From 1 of the Bedrooms there are Patio Doors opening onto a gravelled area with a (9.5ins/24cm) Step down. There is either a level access via the side of the property or there are 5 concrete steps ascending into the Garden – each step is (7ins/18cm) high.

· Leading from the hallway to the first floor there is a straight staircase with 13 steps – each step (6ins/15cm) and a wooden handrail.

· On the first floor there is a Family Room consisting of 1 Double Bed and 2 Single Beds with En-Suite Shower Facilities. There is a step into the shower cubicle which is (13ins/33cms) high

· There is also a Twin Bedded Room with En-Suite Shower Facilities with a step into the shower cubicle which is (13ins/33ins) high


There is a gateway leading from the Car Park at the front of the house into the garden. There is a large lawned area with shrubs and flower beds and the River Ysgethen borders the garden and the front of the property. From the lawned garden via 4 ascending concrete steps – each step is (8ins/20cms) high there is a gravelled terraced area.

There is a Bus stop on the Main Road. Buses travel frequently into Barmouth and Harlech and also to further destinations. There is also a Train Station 0.5 miles south of Talybont.

Mobile Phone coverage can be very poor in the immediate area but it does appear that Vodafone and O2 Network work more efficiently than others.
